Calculate your clients Rental Income and the maximum amount of capital they can borrow to purchase their property.

Remember, limits apply to all our BTL products:

  • A maximum 75% LTV for loans from £25,001 to £1,000,000. This reduces to a maximum of 65% LTV where the loan is for a new build, or a property which has been unoccupied.
  • Our maximum loan on a BTL mortgage is £1,000,000.

The following provides guidance on how to use the Buy to Let Income Calculator

Product Rate %

  • Product Rate % is a mandatory field.
  • Valid values are between 0.10% and 20%.

Product Max LTV %

  • Product Max LTV % is a mandatory field.
  • Valid values are between 1% and 100%.
  • When entering a Deposit value, the Maximum value that can be entered for the Product Max LTV % is 99%.

Loan Required

  • Loan Required is not a mandatory field. However, you must enter one, or any combination of the following; Loan Required, Rental Income or Deposit fields.
  • Valid values are between £1,000 and £1,000,000.
  • When entering a Loan Required value, you must also enter a Property Value amount.
  • The calculated LTV % from the Loan Required/Property Value amounts will be validated against the Product Max LTV % value. This ensures the LTV % has not been exceeded.
  • Entering a Loan Required value returns a Monthly Rental Income Required result.

Rental Income

  • Rental Income is not a mandatory field. However, you must enter one, or any combination of the following; Loan Required, Rental Income or Deposit fields.
  • Valid values are between £25 and £15,000.
  • Entering a Rental Income value returns an indicative Maximum Loan available result (subject to our usual underwriting requirements and an accurate estimation of credit score).

Deposit

  • Deposit is not a mandatory field. However, you must enter one, or any combination of the following; Loan Required, Rental Income or Deposit fields.
  • Valid values are between £2,500 and £1,000,000.
  • Entering a Deposit value returns an indicative Maximum Loan (subject to our usual underwriting requirements and an accurate estimation of credit score), Maximum Purchase Price and Rental Income Required result.
