Additional Borrowing Procuration Fees

A minimum procuration fee of £100 will be paid out on additional borrowing loans submitted online (procuration fees are calculated the same way as new and remortgage cases as per the terms agreed with your Club/Network).


Note - procuration fees are not applicable if SVR product is chosen. This applies for New Business, Product Transfers or Additional Borrowing.

The above fees include a £150 administration fee and VAT if applicable.

The type of valuation applicable will be decided upon application.

Re-inspection fee: £114

The valuation and survey fees shown here are for work carried out by Colleys, the valuation and surveying service of Lloyds Banking Group.

Colleys will be instructed via BM Solutions for all valuations. Note: For Scottish loans, Colleys will instruct a free re-type for purchases and a full mortgage valuation fee is required for remortgages.

  • Available to Remortgages only.
  • LTV is less than or equal to 60%.
  • Application is not packaged.
  • The scheme is not Buy to Let or Ex-pat Buy to Let, House 2 House or Self Build.
  • Application type is new loan (except where the property is in Scotland or Northern Ireland).
  • Application type is a remortgage (except where the property is in Northern Ireland).
  • Property is not a new build.
  • Property value is no more than £500k.
  • Not available where the property is a flat.

Colleys will be instructed via BM Solutions for all valuations. Note: for Scottish property purchases Colleys will instruct a free retype of the vendor's Single Survey, subject to the original report having been undertaken by a member of our panel of valuers within the last 3 months. For new build/initial occupancy a retype of the applicant's valuation report is acceptable, subject to the original report having been undertaken by a member of our panel of valuers within the last 3 months. A full mortgage valuation fee is required for all remortgages and applications which do not conform to the above.

OTHER MORTGAGE FEES

  • Product Fee: See specific product details.
  • Mortgage Account Fee: (applicable from 22nd February 2009) £275.
  • Additional Borrowing Arrangement Fee: £299 can be paid upfront or added to the loan
  • Telegraphic Transfer fee: £35
  • Adding or removing parties to the mortgage: £199

Product Transfers:

Full payment of any Early Repayment Charges is required before a Product transfer can be completed & can not be added to the mortgage balance.

Changing the basis of borrowing

When changing the basis of their borrowing with us e.g. Mainstream / Buy to Let, the applicant will not be able to continue with their existing interest rate product. The applicant’s existing loan conditions may require them to pay an early repayment charge. Any Early Repayment Charges will need to be paid in full prior to completion of a Scheme Transfer.
