Procuration Fees

The following fees are effective from 1st August 2014.

New Business, Additional Borrowing, Product Transfer and Porting

Buy to Let, Let to Buy 36 BPS Up to 50 BPS
  The above fees will be paid for business submitted online direct to BM Solutions The above gross fees will be paid to the Club/Network. Contact your distributor representative for details of their procuration fee scales and terms

Procuration fees are calculated as per the terms agreed with your Club/Network.

Level 1 includes the following instruction types Remortgage (internal inspection), Building Survey (where only the Level 1 fee is collected).

The above fees include a £100 administration fee and VAT if applicable.

The type of valuation applicable will be decided upon application.

Re-inspection fee: £114

For purchases of new build, initial occupancy and newly occupied properties, these must be instructed via Colleys.

Colleys will be instructed via BM Solutions for all valuations.

Scottish valuations

For purchases of new build, initial occupancy and newly occupied properties these must be instructed via Colleys.

For full mortgage applications received on or after 26th January 2016, we will accept a retype or transcript report from the Generic Mortgage Valuation Report (GMVR) attached to the Home Report providing it has a rental figure on the original report, the valuer is on the panel, it has the appropriate postcode, the inspection was carried out within the last 12 weeks, and was carried out on or before 31st December 2015. We will not accept a retype or transcript report where the inspection was carried out on or after 1st January 2016, or where an existing report has been refreshed on or after 1st January 2016.

After 1st April 2016, all purchase valuations must be instructed through Colleys.

For all other purchases, remortgages and refinancing cases (including all unencumbered subjects) these valuations must be instructed through Colleys.

For further clarification please contact your BDM.

Colleys will be instructed via BM Solutions for all valuations.

OTHER MORTGAGE FEES

  • Product Fee: See specific product details.
  • Mortgage Account Fee: (applicable from 2nd April 2014) £295.
  • Adding or removing parties to the mortgage: £199

Product Transfers:

Full payment of any Early Repayment Charges is required before a Product transfer can be completed & can not be added to the mortgage balance.
